Cell Tower Lease Buyouts

These transactions are not a "one-size fits all" and come in many forms. Amongst those, it could be a rent guarantee for number of years, a buyout for number of years, a perpetual easement, or an outright sale. Many of these organizations we have worked with in the past in our prior tenure at American Tower and T-Mobile. New Leases

If you have been approached about leasing land for a cell tower, our 11 years of experience at T-Mobile's Engineering Development team have equipped us with the skills to effectively navigate the complex process of contract negotiation for new wireless infrastructure on your property. At T-Mobile our team designed, leased, zoned, permitted and built a significant number of new sites across Colorado, Wyoming, South Dakota, Utah, Nebraska, and Kansas. The need for new leases for network growth were often driven by competition and population expansion in geographic areas. A common desire is to cover where people "live, work and play". New capacity sites were added where the existing networks required densification - primarily driven by increased data consumption in an area. Your wireless device likely works in these locations, however not optimally. For coverage sites, suburban and rural areas often benefit from these new sites, which provide improved or entirely new coverage.

Lease Amendments & Renewals

We will share knowledge with you about the importance of a cell site location to a wireless carrier and tower/rooftop location to its owner. During our 11 years of experience on T-Mobile's Engineering Development team, and 5 years of experience on American Tower's Asset Acquisition team we were able to gain a great deal of knowledge and understanding of the industry. A tower company has an interest to continue it's leases uninterrupted, while said wireless carriers (T-Mobile, Verizon, AT&T, DISH, et al.), are desirous of providing uninterrupted services to their customers in an area. A mutually beneficial solution is desirous for all parties and has great potential to increase the overall value and longevity of your lease.

As a member of two of the largest companies in telecom, a wireless carrier (T-Mobile - 11 years), and a tower company (American Tower - 5 years), we have overseen the resolution of many landlord issues covering a broad range of issues that had arisen. There were thousands of sites that were under our purview.
