Cell Tower Lease Buyouts
If you have a lease on your rooftop or land, there's a good chance you may have been approached to sell your lease to a third party, or to the organization you are presently leasing to. These transactions are not a "one-size fits all" and come in many forms. Amongst those, it could be a rent guarantee for number of years, a buyout for number of years, a perpetual easement, or an outright sale. If you have potential interest in completing one of these transactions it makes sense to look at the full picture beyond the financials – but also on the future marketability and operations of your property.
There are many potential organizations that perform these types of transactions in this space – whether publicly traded, privately owned, or backed by private equity. Many of these organizations we have worked with in the past in our prior tenure at American Tower and T-Mobile. Our objective is to provide you with clear and concise information to allow for an informed decision. We will navigate the due diligence process on your behalf and achieve maximum market value closing your transaction efficiently and to your satisfaction.
Lease Amendments & Renewals
We will share knowledge with you about the importance of a cell site location to a wireless carrier and tower/rooftop location to its owner.
During our 11 years of experience on T-Mobile's Engineering Development team and 5 years of experience on American Tower's Asset Acquisition team, we were able to gain a great deal of knowledge and understanding of the industry. A tower company has an interest to continue it's leases uninterrupted, while said wireless carriers (T-Mobile, Verizon, AT&T, DISH, et al.), are desirous of providing uninterrupted services to their customers in an area. A mutually beneficial solution is desirous for all parties and has great potential to increase the overall value and longevity of your lease.
New Tower Leases
If you've been contacted about leasing your land for a cell tower, our extensive experience negotiating these agreements can help. With 11 years at T-Mobile and 5 years at American Tower, our legal and business expertise provides valuable insight into the priorities of wireless carriers and tower developers. We ensure your interests are protected by understanding their contractual needs. We'll also explain the strategic importance of cell site locations for carriers and tower/rooftop locations for owners.
Dispute Resolution
As a member of two of the largest companies in telecom, a wireless carrier (T-Mobile – 11 years), and a tower company (American Tower – 5 years), we have overseen the resolution of many landlord issues covering a broad range of issues that had arisen. There were thousands of sites that were under our purview.
Our combined legal and technical knowledge allows us to approach challenges with a practical mindset, resulting in satisfactory resolutions.
Lease Valuation Analysis
One of the key services we offer to both individuals and organizations is a comprehensive lease valuation report. This detailed analysis evaluates the cell tower lease(s) on your property by examining a wide range of factors, including— but not limited to—current rental income, escalation terms, lease expiration, tower type, comparable leases, tenant profile, ground space usage, nearby competing structures, zoning considerations, prior offers and negotiations, and more. The report also includes a target valuation range based on current market conditions. Clients have provided feedback that this was a valuable tool in their decision making process.
